New details have emerged about Luminary, a proposed 35-story luxury residential tower in downtown Austin.
Developer Northland Living, affiliate of Canadian firm Northland Properties Corp., announced plans for the high-rise in January. Luminary will join the wave of new developments in the city's central business district.
Key Details:
- 283 condominium units ranging from $600K to over $3 million.
- Northland Living plans to participate in the city's density bonus program, offering community benefits in exchange for increased height and square footage.
- Austin-based Page is the project architect, considering the surrounding neighborhood, Capitol, SXSW Center, and Mauthe-Myrick Mansion in the design.
- The facade will feature brick and glass with varying scales of arches.
- Wide sidewalks will align with the city's Great Streets plan, and the design aims to foster neighborhood connections.
- Outdoor spaces total nearly 22,000 sq. ft., with each unit having a private balcony and access to indoor/outdoor fitness centers.
- Amenities include an outdoor deck of ~17,000 sq. ft. and covered porches allowing public access to shaded areas.

Northland Living, launched in late 2023, focuses on residential towers and mixed-use communities in Texas. The company owns sites in Austin, Cedar Park, and Dallas.
Northland Properties, based in Vancouver, has a diverse portfolio with global reach, employing over 12,000 people.
The Luminary project is currently undergoing the city of Austin's development review process.
