Austin Developer Aims to Tackle Housing Affordability Crisis with New Project

As Austin grapples with housing affordability, a local developer steps up with a plan: 600 Cumberland Road, an eight-story mixed-use development in South Austin, will offer 110 apartments, 50% of which are below market rate.

- Units: 110 (50% market rate, 50% below market rate)
- Amenities: Pool, fitness center, business center, lounge, underground parking
- Affordable Units: For residents earning 50-80% of Travis County's median income, rents won't exceed 30% of gross income. (E.g., $1,103 for an efficiency unit at 50% MFI)
- Market Rate Units: From $1,500/mo for a studio to over $3,000/mo for a 2-bed
- Funding: Capital Impact Partners, a national nonprofit lender
Notional has two other projects in Austin with a similar focus:
- 1418 Frontier Valley Drive: 101 units, half affordable, under construction in Montopolis
- 1200 Springdale Road, East Austin: Planned 348 units, with 50% for those earning 50-80% AMI, 40% at or below 120% AMI
