Google Secures Massive Fort Worth Warehouse in Latest Texas Expansion

Google has secured a substantial warehouse in Fort Worth, marking the tech giant's second major lease in Texas this year. The leased property, a 1.1 million-square-foot facility, is situated in the Majestic Silver Creek Business Park and spans 520 acres. The lease commenced on October 1, as reported by commercial real estate data provider CoStar.

The facility, built last year by California-based Majestic Realty, is located near Loop 820 and Silver Creek Road. Majestic Realty also has offices in the Dallas-Fort Worth area, managing real estate at the Fort Worth Stockyards.

Google's Recent D-FW Leases Following $1B Investment Pledge

The Majestic Silver Creek lease is one of two large warehouses Google has recently secured in North Texas. Just weeks prior, Google acquired a property exceeding one million square feet in the Northlake 35 Logistics Park, with an estimated cost of $20.2 million. This project, filed as "Project Beast" under the Texas Department of Licensing and Regulation, is set to be completed in 2026, as detailed by WFAA.

While Google has not officially confirmed the purpose of these leases, they are likely connected to the company's plans to invest $1 billion in Texas to support cloud and data center infrastructure. In August, The Dallas Morning News reported that Google's data centers in Midlothian and Red Oak would see significant investment to meet growing demand for artificial intelligence, Google Cloud, and other services.

Google's Leases Among Top 5 Largest in Texas for 2024

Cody Gibbs, CoStar's director of market analytics for Dallas-Fort Worth, confirmed that Google's recent leases rank among the top five largest in Texas this year. Only two Houston transactions are larger than the Majestic Silver Creek property.

"North Texas in general has been incredibly strong for these million-square-foot-plus deals," Gibbs said. "Three out of five of the state’s largest new leases signed in 2024 were made here in Dallas-Fort Worth—including Post Consumer Brand’s 1.1 million (square foot) distribution center in Wilmer announced at the start of the year."

Gibbs further elaborated on the potential use of the properties: "These two locations are anticipated to house data center materials as the company moves forward with plans to expand its existing data center campuses in Midlothian and Red Oak."

The Dallas-Fort Worth area has seen record levels of data center construction this year. A CBRE North American Data Center Trends Report from the first half of 2024 shows it had the second-largest data center inventory in the country, only behind northern Virginia. Dallas-Fort Worth also ranked sixth in net leasing activity.
