Austin home sales outperform national, regional metrics

Closed home sales declined across the Austin metro area in May, though Austin city sales remained stronger.

Home sales across the Austin metro area cooled in May as the spring buying season neared its end, although sales within Austin city limits continued to outperform the broader region and national market. Closed sales in the Austin-Round Rock-San Marcos metro area dropped 3.4% year over year in May, compared with a 3.2% national increase — the fastest growth in the national market since December. Within Austin city limits, however, the market remained stronger, ending the month with 1,076 closed sales, up 4.6% from a year earlier, according to the latest data from Unlock MLS. Across the region, median prices remained relatively flat, falling to $440,000, less than 1% from a year ago. May’s pending sales jumped more than 14% from this time in 2025. Home prices in Austin rose 0.5% to $595,000. New listings in Austin fell 19.5% and active listings dropped 24.5%, showing a tightening supply. Travis County followed a similar pattern, with the median price falling 3.9% to $535,000. Buyer interest in Austin and Travis County increased as pending sales jumped 15.9% and 20.3%, respectively.
