Downtown Austin’s ZIP code 78701 ranked among the top 10 most moved-to in the U.S., according to a national relocation report released in January.
A downtown Austin ZIP code ranked among the country’s most active destinations for new residents as migration patterns continue to favor Texas, according to a national relocation report released this month.
The January 2026 edition of “The Hottest ZIP Codes in America” — a monthly analysis by MovingPlace that measures inbound moves — placed ZIP code 78701, which encompasses most of downtown Austin, as the seventh most-moved-to ZIP code nationwide, based on moves per capita in December 2025.
The data was drawn from nearly 700,000 recorded moves during the final month of the year. It revealed that 78701 attracted 10.3 new residents per 1,000 current residents.
Urban livability and access to jobs were major factors contributing to the area’s appeal. Downtown is known for its high concentration of tech jobs, nightlife and entertainment venues. The median household income sits around $154,867 and median home prices are around $700,500, according to MovingPlace findings.
Texas dominated many national rankings in the report as well, with the ZIP code encompassing the Dallas suburb of Crandall ranking second on the list and a more urban Dallas ZIP code ranking 10th.
This report comes just weeks after U-Haul ranked Texas the No. 1 place to move, based on how many customers used one-way equipment in 2025.
