Austin's 78701 ZIP Code Ranked Among Nation's Hottest

Downtown Austin's 78701 ZIP code ranks among the top 10 most active in the nation for April, with Texas claiming four spots on the list, according to MovingPlace.

A large chunk of downtown Austin was named among the top 10 most active ZIP codes in the nation over the month of April, joined by three other Texas ZIP codes.

Each month, online marketplace MovingPlace releases "The Hottest ZIP Codes in America" — which measures inbound moves. The ZIP code 78701, which covers most of downtown Austin, once again landed among the nation's most popular for new residents. This is the latest of separate individual analyses showing a trend of migration patterns favoring the Lone Star State in general and Austin specifically.

The MovingPlace report uses three key measures to determine a ZIP code's "hotness":

  • move volume per capita: the number of moves with a destination in the ZIP code per 1,000 people
  • total move volume: the absolute number of moves with a destination in the ZIP code
  • biggest month-over-month increases: ZIP codes with the largest jumps in moving activity compared to the previous month

Downtown Austin ZIP code stands out among rankings

This isn't the Texas capital's first appearance on the MovingPlace report: The same ZIP code was also featured on the lists for January and March of this year. What makes the ranking even more impressive is its downtown location.

"Its appearance in the top 10 for two consecutive months signals continued demand for urban Austin living even as the broader metro has cooled from its pandemic-era peaks," the MovingPlace report states. "Downtown ZIP codes rarely appear in national per capita rankings, so Austin's continued presence here reflects the durability of its appeal to in-migration from other major metros."

According to MovingPlace, the ZIP code 78701 averaged 8 moves per capita among a population of 11,114. The median household income is $162,600, and the median home price is $653,600.

Texas dominated the list of hottest ZIP codes, claiming four in the top 10. Two in the Dallas-Fort Worth area ranked higher than Austin, while a third ranked just below.
