Jarrell, a small Williamson County city about 45 miles north of Austin, has landed near the top of a new national ranking tracking the fastest-growing communities in the United States. A new report by apartment search website RentCafe ranked Jarrell’s 76537 ZIP code as the fourth hottest “up-and-coming community” in the country for 2026, citing a dramatic spike in housing construction, population growth and rising incomes over the past decade.
The rankings were developed by analyzing housing and demographic trends across 32,400 ZIP codes. The report identified ZIP codes nationwide where housing growth has corresponded with higher incomes and an influx of more highly educated residents. Between 2014 and 2023, Jarrell’s population grew from 3,939 residents to about 12,526 — that’s a 218% increase, according to RentCafe’s analysis of U.S. Census Bureau data. During the same period, the area’s housing inventory nearly tripled as subdivisions spread across what had been open farmland north of Georgetown.
Jarrell wasn’t the only Texas town on the list. Prosper, Texas ranked No. 2 and Celina, Texas ranked No. 3 on the national list. Austin suburb Liberty Hill also made the top 10. Leander, Georgetown and Austin itself also made the list.
