Wolf Ranch Enters Final Development Phase
Wolf Ranch, the 1,120-acre master-planned subdivision in Georgetown, is entering its final stage of development. With the land prepared and cleared, builders are ready to start constructing homes in the third and last phase of the community, located in one of the nation's fastest-growing cities.
The final section, West Bend, will feature nearly 700 homes spanning over 300 acres upon completion. This is in addition to the first two sections, Hilltop with 671 lots and Southfork with 1,121 lots. Over 1,200 people currently reside in Wolf Ranch, which is situated half a mile west of the Interstate 35-Texas 29 intersection.
Move-in-ready homes in West Bend are expected to be available next summer, with prices ranging from the mid-$400,000s to over $1 million. The entire Wolf Ranch development is projected to be fully completed by 2028, encompassing a total of 2,465 homes.
Initiated in November 2015, Wolf Ranch has seen the construction of 1,250 homes to date. The development is spearheaded by Hillwood Communities, a subsidiary of Hillwood, the Texas real estate firm owned by Ross Perot Jr.
The projected value of Wolf Ranch at full buildout, including both residential and commercial development, is estimated to be around $1.9 billion.
West Bend will incorporate parts of the Georgetown Regional Trail system extending along the San Gabriel River. Additional green spaces are planned, including a neighborhood park and a sports field. Existing amenities include a gym, pickleball courts, and playgrounds.
Homebuilders participating in West Bend are Coventry Homes, David Weekly Homes, Drees Custom Homes, Highland Homes, Pulte Homes, and Tri Pointe Homes.
Wolf Ranch is conveniently located near employment centers and offers various dining, entertainment, and shopping options. The Home Builders Association of Greater Austin has recognized Wolf Ranch as the best master-planned community for 2024.
